BERKELEY COUNTY, S.C.–It has sat vacant for nearly a decade, but soon the old plant nursery situated off of Highway 52 in Moncks Corner could have new tenants – and possibly a very different look.
The Keith Corporation, a real estate firm based in Charlotte, recently filed two permit applications this month with the South Carolina Department of Health and Environmental Control (SCDHEC).
This could eventually pave the way for the development of 109.5 acres of the 386-acre nursery property situated at U.S. Highway 52 and Gaillard Road.
Permits are necessary whenever a business or developer’s potential expansion plans could have an impact on public health or the environment in South Carolina.
The description contained within the firm’s first permit application reads, “16.5 acres construction and infrastructure of commercial subdivision for stormwater, wastewater and water permits. 0.24 acre wetland impacts.”
The description listed for the firm’s second permit application reads, “93.0 acres construction of commercial site with associated rail, utilities, stormwater system for stormwater permit. 2.8 acre wetland impacts.”
At this time, it’s not entirely clear how the real estate firm hopes to possibly transform the property. The paperwork filed through SCDHEC does not specify the type of construction proposed for the site.
The Keith Corporation, however, specializes in the development of industrial, office, healthcare and retail-type space. Since the firm’s existence, it has developed over 23 million square feet, exceeding $2.5 billion.
Following the recession, Carolina Nurseries, a nearly century-old business, closed for business in 2009 and has sat empty ever since. At one point, close to 300 people worked at the nursery.
ZZ Acquisitions LLC, an affiliate of The InterTech Group Inc., eventually acquired the property in 2010 during a public auction at the Berkeley County Courthouse.
