MONCKS CORNER, S.C. — Camp Hall Commerce Park in Berkeley County has once again been recognized as the nation’s top industrial park, earning the No. 1 ranking from Business Facilities magazine for the second consecutive year.
The honor, announced as part of the publication’s annual assessment of economic development and location leaders, marks another milestone for the 6,800-acre commerce park developed by Santee Cooper. Camp Hall has now appeared in the magazine’s Top 10 rankings for seven consecutive years.

“Being recognized as the nation’s top industrial park for the second year in a row is an extraordinary honor,” Santee Cooper President and CEO Jimmy Staton said in a statement. “Maintaining the top ranking reflects years of strategic planning, disciplined execution and strong partnerships. Camp Hall continues to demonstrate what is possible when we align world-class infrastructure, innovation, collaboration and a commitment to responsible growth that lifts both industry and the communities we serve.”
Located near Interstate 26, rail service and the Port of Charleston, Camp Hall has become one of South Carolina’s premier industrial sites, attracting major manufacturers, logistics companies and technology firms. The park’s infrastructure and workforce development initiatives have helped fuel its rapid growth in recent years.
According to a 2024 comprehensive economic impact study, Camp Hall generates an estimated $3.8 billion in annual economic activity statewide, including $3.4 billion within the Charleston tri-county region. Once fully developed, the park is projected to contribute $7.9 billion annually to South Carolina’s economy and $7.3 billion within the tri-county area.
The commerce park is home to several high-profile employers, including Volvo Car USA, which opened its first North American manufacturing plant at Camp Hall in 2018 and has since expanded its operations. Redwood Materials also selected the site for its planned $3.5 billion battery recycling and materials manufacturing facility announced in 2022.
Unlike many industrial developments, Camp Hall was designed with an emphasis on balancing economic growth and environmental stewardship. Approximately 65% of the property is permanently preserved, protecting wildlife habitat and coastal ecosystems while allowing industrial development on the remaining acreage.
The park also includes Avian Commons, a mixed-use gathering area intended to serve both employees and the surrounding community. The campus features pickleball and basketball courts, a disc golf course, outdoor fitness equipment, Wi-Fi-enabled public spaces and a food truck court. Retail services continue to expand with the addition of a Refuel convenience store and gas station that opened in 2025.
Camp Hall has also positioned itself as a technology-focused industrial destination. Designated as a “Smart Commerce Center Campus,” the park is equipped with advanced utility infrastructure, including water, sewer, electric service and fiber connectivity designed to support next-generation manufacturing and logistics operations.
Its development-ready infrastructure also earned the site South Carolina’s prestigious Palmetto Site designation, which recognizes properties that have completed extensive planning and due diligence to accelerate industrial recruitment.
The latest national recognition further solidifies Camp Hall’s reputation as one of the state’s most significant economic development projects and underscores Berkeley County’s growing role as a manufacturing and logistics powerhouse in the Southeast.
