New Planned Town Center Aims to Reshape Downtown Hanahan

HANAHAN, S.C. — Plans for a long-discussed town center in Hanahan are moving forward, as developers have unveiled a proposal for a mixed-use project that would bring new dining, retail and gathering space to the city’s core.

The development, known as Blackwells Corner, is proposed for a site long considered a central crossroads in the community. Plans outline approximately 40,000 square feet of space, including restaurants, shops, fitness studios, salons and offices.

According to project details released March 26, the proposal includes six new buildings surrounding a central event lawn, along with covered outdoor dining areas intended for public events and programming.

Project leaders say the plan was shaped in part by resident feedback calling for a more defined downtown area.

“Through the city’s resident surveys, it became clear how much Hanahan needs a true town center,” said Chuck Woodward, who is leading the project alongside partners Michael Sivel and Jennifer Rinella.

The site was previously home to Blackwells Hardware, a family-owned business that operated for more than 75 years before closing in early 2025. Developers say the new project’s name is intended to reflect that history.

Hanahan Mayor Christie Rainwater said the proposal aligns with long-standing community goals.

“It is a proud moment for our community to see this vital, historic part of Hanahan come back to life,” Rainwater said. “This transformation into a walkable district provides the sense of place our residents have long requested and deserve.”

The project team includes planning firm SeamonWhiteside and architecture firm Bello | Garris Architects, with Hill Construction expected to serve as the builder.

Located near Charleston, North Charleston and Goose Creek, Hanahan has experienced steady growth in recent years, though it has lacked a traditional downtown district.

Pre-leasing for the development is underway, according to the project team. Groundbreaking is anticipated in early summer 2026, with completion projected for fall 2027.
