HANAHAN, S.C. — Hanahan’s vision for a true downtown is beginning to take shape.
Developers behind Blackwells Corner on Thursday unveiled the first group of restaurants and retailers that will anchor the mixed-use development, a project designed to create the city’s long-awaited town center with locally owned dining, shopping and gathering spaces.
The first tenants announced include Untitled Pizza Co., a new wood-fired pizzeria from local chef Jalen Reeves; a new Italian mercato and wine bar from Cane Pazzo owner Mark Bolchoz; a second location of Charleston’s Kudu Coffee & Wine; and Pineapple House Boutique, which is expanding from downtown Charleston into Hanahan.

Developers said the businesses were intentionally selected to create a destination centered around local entrepreneurs rather than national chains.
“We weren’t looking to simply fill space,” Blackwells Corner partner Michael Sivel said in a statement. “We’re bringing together operators who will give Hanahan the kind of local options residents have told us they want.”
Among the most anticipated additions is Untitled Pizza Co., a new concept from Reeves, the chef behind the popular JMB Provisions pop-up. The restaurant will specialize in wood-fired pizzas inspired by traditional Neapolitan techniques while incorporating a New York-style finish. Seasonal small plates featuring local ingredients will round out the menu.
Just across the development, Cane Pazzo owner and chef Mark Bolchoz plans to expand his Hanahan footprint with an Italian mercato and wine bar featuring a working pastificio where fresh pasta will be made by hand behind a street-facing window. The handmade pasta will supply both the new restaurant and Cane Pazzo across the street.
Bolchoz, whose family has deep Lowcountry roots, said investing in Hanahan has always been personal.
“I’m an eighth-generation Charlestonian, and my wife and I are raising our kids right here in Hanahan,” Bolchoz said. “Opening Cane Pazzo was our way of investing in this community, and Blackwells Corner is a chance to keep building on it.”
Coffee lovers will also see a familiar Charleston favorite arrive in Hanahan.
Kudu Coffee & Wine will open its second location at Blackwells Corner, bringing its signature coffee drinks, house-made syrups, curated wine selection and craft beer program to the development. Company officials said they had been interested in expanding into Hanahan for some time but were waiting for the right opportunity.
Meanwhile, Pineapple House Boutique will nearly double its retail footprint with a second location offering clothing, jewelry and home décor, while continuing its focus on locally made and women-made products.
For owner T’Lene Salters Brown, the expansion represents something of a homecoming.
She and business partner Jennifer Smith both grew up in Hanahan and now are raising their own families there.
“We’ve wanted to bring Pineapple House home for years,” Brown said. “Blackwells Corner is the perfect place to do it.”
Residents won’t have to wait until the full development opens to get a taste of what’s coming.
Developers announced that Blackwells Outpost, a temporary preview space, will open this September along Yeamans Hall Road. Untitled Pizza Co. will serve as its permanent food concept while rotating pop-up vendors and community events give residents an early look at the atmosphere planned for the future town center.
Blackwells Corner is expected to break ground in September, with leasing opportunities still available for additional restaurants, retailers and office tenants.
Construction on Blackwells Corner is expected to begin in September 2026. Blackwells Outpost will open later this fall as a preview of the development, while the full mixed-use town center is projected to welcome its first visitors in fall 2027. Developers say additional restaurants, retailers and office tenants will be announced as leasing continues.
